Bothell vs. Redmond — What's the Difference?

Bothell and Redmond can both appear in an Eastside home search, but they should not be treated as interchangeable. Redmond places buyers directly within one of the region's major technology employment centers, while Bothell creates a different set of commuting, housing and geographic tradeoffs.

For some buyers, Redmond's proximity to work and current light-rail connections may carry significant weight. For others, a particular Bothell property may better satisfy the requirements that matter most.

The comparison should therefore begin with actual homes and actual routines rather than a broad conclusion about which city is better.

Redmond's Employment Connection

Microsoft's global headquarters are in Redmond, and Redmond Technology Station provides direct access to the campus area through Sound Transit's 2 Line.

That can be meaningful for technology professionals working nearby.

Redmond also contains two urban centers—Downtown and Overlake—as well as multiple predominantly residential neighborhoods.

Bothell Requires a More Specific Location Analysis

“Bothell” can appear simple on a listing search, but buyers should pay attention to the exact property location and the destinations they need to reach.

The commute to Redmond, Bellevue or Seattle should be tested during relevant times.

Sound Transit's Stride S3 bus rapid transit line is under construction along SR 522 and NE 145th Street between Shoreline and Bothell and is scheduled to open for service in 2028; project dates remain subject to change.

A buyer should never purchase solely because of an assumed future commute improvement.

Let the Budget Reveal the Tradeoff

The easiest comparison is often the most practical.

Take the same purchase budget.

Select several realistic homes in Redmond.

Select several in Bothell.

Then compare property size, age, condition, lot, commute, maintenance and monthly ownership costs.

One city may offer the stronger overall package for that particular buyer.

Another buyer with a different office or housing requirement could reach the opposite conclusion.

Don't Underestimate Time

Housing costs are visible.

Commute costs are harder to see.

An additional thirty minutes of travel on each commuting day becomes a meaningful amount of time over a year.

Chandra encourages buyers to assign real value to that time rather than focusing exclusively on the purchase price.

At the same time, paying substantially more merely to save a few minutes may not support the buyer's broader financial goals.

The answer lies in balancing both.

FAQ

Is Bothell cheaper than Redmond?

That cannot responsibly be answered without current inventory and comparable property types. Prices vary by property, location and market conditions.

Is Redmond better for Microsoft employees?

It may provide a commute advantage for some employees, but housing and financial considerations still matter.

Should buyers count future transit projects when choosing a home?

Future improvements can be considered, but buyers should verify timelines directly with the responsible agency and make sure the purchase works under today's conditions.

Official Property Maps and Transit Checks

Bothell City Interactive Maps: start with COBMap for property and utility information, then review the city’s construction-project dashboard for nearby activity. Check the exact address and jurisdiction rather than relying only on a mailing-city label.

Redmond Maps and Viewers: compare property information, development activity, traffic impacts and bicycle connections using the official city directory.

Sound Transit 2 Line schedules and alerts: check the stations, direction, day and service alerts relevant to an actual commute.

Stride S3 timeline and milestones: the agency’s current 2028 service target excludes parking. Planned parking facilities have separate, later timelines. Confirm the latest project status rather than assuming service and parking will open together.

These map directories are research starting points, not surveys, school-assignment confirmations or guarantees of permitted uses. Check property-specific questions with the responsible agency and make sure the purchase works with current transportation options.
