Bellevue vs. Redmond — Where Should Tech Professionals Live?

Bellevue and Redmond are both major Eastside destinations, but they solve different problems for different home buyers. Redmond can be particularly practical for people working around Microsoft's campus, while Bellevue offers its own concentration of employers, commercial districts, housing types and regional transportation connections.

The better location depends on where a buyer works, how often they commute, what type of home they want and how they want their housing cost to fit into the rest of their finances.

For technology professionals, Chandra recommends making that comparison before becoming attached to a specific home.

Start With the Office—But Don't Stop There

Employment location matters.

Microsoft is headquartered in Redmond.

Bellevue, meanwhile, is a major Eastside economic center with multiple business districts, including Downtown and BelRed.

A technology professional should identify the actual office they expect to use and how frequently they expect to be there.

Employer name alone is not enough. Large companies may operate from multiple buildings or locations.

Both Cities Now Have Stronger Rail Connections

Sound Transit's full 2 Line currently connects Downtown Redmond, Redmond Technology, Bellevue, Mercer Island, Downtown Seattle and destinations farther north.

That changes some of the old assumptions about Eastside commuting.

A buyer who previously expected to drive every trip may now have another option.

However, proximity to a station varies by property, so the transportation benefit needs to be evaluated at the address level.

Compare Housing, Not City Names

At the same budget, Bellevue and Redmond may present different choices depending on current inventory.

A buyer should compare actual listings across both cities and ask:

• How much interior space is available?

• What is the property's condition?

• How old are the major systems?

• Is there an HOA?

• How much maintenance will be required?

• What does the commute look like?

• Which home leaves more financial flexibility after closing?

This makes the decision concrete.

Technology Compensation Requires Perspective

Some technology employees receive a meaningful part of compensation through equity.

That can make a buyer look wealthier on paper than their monthly cash flow feels.

A housing decision should account for the variability and tax considerations associated with compensation.

Chandra does not provide tax or financial advice. Buyers using RSUs, stock sales or other equity compensation for a purchase should coordinate with their lender, tax professional and financial advisor as appropriate.

Bellevue or Redmond?

The answer should emerge from the buyer's priorities.

A person who needs immediate access to Downtown Bellevue may favor one set of properties.

Someone working regularly from Microsoft's Redmond campus may favor another.

A mostly remote employee could prioritize the home itself.

That is why there is no responsible one-size-fits-all answer.

FAQ

Is Bellevue better for tech professionals?

Not universally. It depends on employer location, desired housing, budget and lifestyle.

Is Redmond only for Microsoft employees?

No. Redmond is relevant to a wide range of buyers even though Microsoft's headquarters are an important employment anchor.

Can buyers commute between Bellevue and Redmond by light rail?

Yes. The current 2 Line serves both cities. Buyers should confirm trip times and schedules through Sound Transit.

Official Maps and Transit Resources

Bellevue Great Neighborhoods: use the city’s planning-area information and neighborhood lookup map to compare specific locations.

Redmond Maps and Viewers: explore property information, development activity, traffic impacts and bicycle connections through the official city directory.

Sound Transit 2 Line schedules and alerts: check the date, direction, stations and service alerts for the trip you actually plan to make. A city having rail service does not mean every home is within walking distance of a station.

City planning maps are starting points, not property surveys, school-assignment confirmations or guarantees of permitted uses. Confirm property-specific questions with the appropriate agency.
