Build Your Buying Plan

Define your priorities. Separate must-haves from preferences: home type, workspace, maintenance, parking, commute and move-in timing. Test the actual commute when you expect to travel.

Discuss financing early. Work with your lender on qualification, cash needed to close and your ongoing ownership budget. A lender's approval and a property's eligibility are separate questions. I do not promise financing or substitute for lender advice.

Compare Homes and Prepare an Offer

I help you compare available homes with relevant recent sales and current competition. We review the property's condition, disclosures, ownership costs and the questions that need answers before deciding on an offer.

Resale, condominiums and new construction each involve different checks. For a condo, discuss association documents and property eligibility with the appropriate professionals. With a builder, review completion timing, included features and the purchase terms. An inspection or other specialist review may help you understand property-specific risks.

Your offer strategy should fit the home and your circumstances. Price, timing and contractual protections work together; there is no universal offer that guarantees acceptance. We discuss tradeoffs before you decide.

From Contract to Closing

Once a contract is accepted, I help you track the agreed milestones and coordinate with the lender, escrow and other professionals. We review outstanding questions, the final walkthrough and closing logistics. Your signed contract controls deadlines; this page is a general process guide, not legal or lending advice.
