What Should a Luxury Listing Agent Do to Market a $2M+ Home?

A luxury listing agent should give you a property-specific marketing plan with clear deliverables, a launch schedule, an agreed budget and regular reporting. For a $2M+ Eastside home, ask how the photography, pricing, showing strategy and buyer outreach will work together. A long list of advertising channels is not a substitute for a plan you can evaluate.

I am Chandra Kaladhar Vennapusa with eXp Realty. Here are the questions I recommend bringing to a listing consultation in Bellevue, Redmond, Sammamish or the surrounding Eastside.

Start with the home and its location

Write down what a buyer can actually inspect: the layout, condition, outdoor space, documented improvements and connection to local destinations. A view, permitted addition or usable lot needs property-specific support. The asking price alone does not establish craftsmanship, privacy or membership in a private club.

Neighborhood details should be equally specific. Compare the public amenities and ownership questions in the Education Hill guide, Sahalee guide and Aldarra Estates guide. Those examples illustrate different settings, not a claim that every home there is a $2M+ property. Confirm school assignment, boundaries and access for the actual address.

Agree on the preparation and photography schedule

The National Association of REALTORS' consumer marketing guide identifies presentation, photography, online exposure, showings and pricing as parts of a selling strategy. It also describes cleaning, decluttering and staging as options to discuss before photography and visits. The right combination depends on the property and seller.

Ask which rooms and outdoor spaces need attention, who coordinates each vendor and when the work must be finished. Separate essential preparation from optional spending. Get the proposed scope and charges in writing. Neither staging nor renovation guarantees a particular sale price or return.

Ask for deliverables you can review

Request examples of the proposed photographs, floor plan, video and property description. Discuss whether a video tour would help someone understand the layout remotely. Check that the media shows the actual property accurately and that any virtual staging is identified appropriately. Confirm the source of measurements before publishing them.

For each item, ask who produces it, when you can review it and where it will appear. Do not assume that professional video, staging, a dedicated website or paid advertising is included in every listing agreement.

Choose distribution and showings deliberately

NAR notes that MLS exposure, online promotion, signage and in-person visits can serve different parts of the marketing process. Ask your agent to explain the proposed listing distribution and how inquiries will be handled. A plan should follow applicable listing and advertising rules and your agreed instructions.

Discuss public open houses versus appointment-only access, photography of occupied rooms and how valuables and personal information will be protected. If broker outreach, email or paid campaigns are proposed, clarify the audience, budget and reporting. A website view or social-media impression is not the same as a qualified showing or offer.

Set a reporting and adjustment plan

Before launch, agree on a check-in schedule and the questions each update will answer. Useful topics include showing activity, recurring feedback, changes among comparable properties and any offers received. Ask what would prompt a change to presentation, access, timing or price. Changes should be discussed with you rather than treated as automatic.

Questions sellers often ask

Does every luxury home need an open house?

No single showing approach suits every property. Compare exposure, privacy, scheduling and the home's current condition with your agent before choosing.

Does more advertising guarantee a higher sale price?

No. Ask how the proposed spending supports the particular listing and how results will be assessed. Marketing cannot guarantee buyer demand, an offer or a closing.

How can I compare two agents' plans?

Compare the written scope, costs, review process, timeline and communication commitments. Ask for relevant examples and clarify which services are included, optional or provided by separate vendors.
