Living in Education Hill
Education Hill is a centrally located Redmond hillside neighborhood, with the Sammamish Valley to its west and Bear Creek Valley to its east. The southern planning area borders downtown. The city describes a mature residential setting with established trees and Hartman Park as a neighborhood gathering place. Use the city's neighborhood map to check the actual address rather than treating every Redmond postal address as Education Hill.
On a tour, compare the house's layout, condition, usable garden space and driveway grade. Look at tree cover and natural light at different times of day. A hillside location does not guarantee a view, and the neighborhood name does not establish a single architectural style or homeowners association. Chandra can help compare these details across the specific homes you are considering.
Parks, Trails & Outdoor Life
Hartman Park at 17300 NE 104th Street spans 40 acres, with sports fields, tennis and pickleball courts, a playground, picnic areas, natural areas and walking trails. Check the city's current field notices and reservation information before planning organized play.
The city's Education Hill Loop brochure describes a 3.1-mile route with 210 feet of elevation gain/loss and a moderate difficulty rating. It links streets and trails around Hartman Park, including the Abbey Road Nature Trail, Puget Powerline Trail and Ashford Trail. The brochure provides a route map; this is not an entirely flat or car-free walk. Inspect crossings and trail conditions before setting out.
Redmond Pool at 17535 NE 104th Street adds an indoor recreation option. The city partners with Wave Aquatics for operations and programming; check the operator's current lesson and public-swim schedule. These are public amenities, not facilities included with a home purchase.
Shopping, Dining & Daily Routes
Bella Bottega's QFC at 8867 161st Avenue NE is a nearby grocery destination at the base of the hill. The store lists a bakery and pickup options. Check current store services and hours before planning your regular shopping routine.
Downtown Redmond is a separate dining and shopping outing. Redmond Town Center's directory includes restaurants such as Thai Ginger and Matt's Rotisserie & Oyster Lounge alongside shops and other services. Check the current directory and individual businesses for menus and opening times. These destinations should not be presented as amenities inside every Education Hill development.
Try the trip from the actual home to your usual groceries, coffee stop and workplace. Walkability depends on the property's street, grades, sidewalks and crossings. A short distance on a map does not promise an easy walking route or a fixed commute time.
Schools & Homeownership
The area's school campuses are part of Education Hill's identity, but proximity does not guarantee admission or an attendance assignment. Lake Washington School District provides attendance-area maps and an address-based school finder. Verify the actual property for the relevant school year directly with the district.
For an established home, compare the roof, major systems, drainage and documented improvements as carefully as the floor plan. On a hillside parcel, ask qualified professionals about slope conditions, retaining structures and water movement where relevant. These are inspection questions, not a claim that every local home has a problem.
Confirm the property's utility connections, easements and any association dues or architectural restrictions. Review current city project and permit records when nearby construction matters to your decision. Chandra can help organize the questions; property records and qualified professional advice should support the answers.
