We discuss your timeline, the home's condition, occupancy and what comes after the sale. If you are buying another property, we consider both transactions together and coordinate financing questions with your lender.
Before deciding on preparation, we review available property information and identify questions for the appropriate professionals. Repairs, cleaning, staging and photography should support a realistic plan, not a promise that every dollar spent will be recovered.
Price and Present the Property
I compare relevant closed sales, current competing homes and property-specific differences. An asking price is a starting strategy, not a guaranteed appraisal or sale price. We review competition and buyer response as the listing progresses.
We build a presentation plan for the actual home: photography, clear listing information, showing arrangements and an agreed marketing approach. The scope depends on the property and our listing agreement. I will not promise a particular number of views, offers or days on market.
Evaluate Offers and Follow Through
An offer involves more than price. We discuss financing, contingencies, timing and other terms so you can compare tradeoffs. You decide what to accept; I help explain the options and coordinate the transaction.
After acceptance, I help track the signed contract's milestones and communicate with escrow, the buyer's representatives and other professionals. Property disclosures, taxes and legal questions may require specialist advice; this page is a general process guide, not a substitute for those professionals.
Seller Questions and Next Steps
Should I renovate before selling? Not automatically. We compare condition, likely buyer expectations, cost and timing before selecting work. No renovation return is guaranteed.
Can we plan a sale and purchase together? Yes. Start with your preferred sequence and discuss financing and timing alternatives early.
How do I find out what my home may sell for? Start with a property-specific conversation and current comparable sales. Online estimates and broad city statistics are not a substitute for reviewing your home.
