Sammamish Market Update: Houses and Condos Show a Slight Buyer's Advantage

When I help clients evaluate Sammamish, I look at houses and condos separately. Today's Altos reports put both categories in a slight buyer's-advantage position, but the price points, inventory, and time on market are different.
For houses, the median asking price is $1.75 million, with 225 active listings and a median of 70 days on market. The Market Action Index is 27, compared with 28 last month. About 42% of listings have had a price decrease.
For condos, the median asking price is $664,500, with 20 active listings and a median of 81 days on market. The Market Action Index is 29, compared with 30 last month. About 25% of listings have had a price decrease. With just 20 listings, the condo median can change as different homes enter or leave the market.
For buyers, my takeaway is to compare the specific property's asking price, condition, and listing history with nearby alternatives. These citywide indicators can support a more deliberate search, but they don't mean every home has room for negotiation.
For sellers, I would focus on current competing listings and comparable closed sales when setting the price. If a home isn't attracting the expected interest, its presentation, condition, and price deserve a fresh look rather than an assumption that yesterday's market still applies.
These figures describe active listings, not final sale prices. A price reduction on a listing is not the same thing as a drop in the value of every Sammamish home. My goal is to help you use the data as context, then build a strategy around the actual property and your goals.
