Redmond Market Update: A Seller's Edge Does Not Mean Every Listing Moves Quickly

I look at houses and condos separately when helping clients plan a move in Redmond. This week's Altos reports show a slight seller's advantage in both categories, but the listing times and pricing patterns are different.


For houses, Redmond's median asking price is $1,749,000. There are 179 listings in inventory, and the median time on market is 49 days. The Market Action Index is 33, unchanged from a month earlier. Altos describes that as a slight seller's advantage. Still, 36% of house listings have had price reductions, so realistic pricing and property-specific comparisons remain important.


For condos, the median asking price is $599,475, with 104 listings in inventory and a median of 74 days on market. The Market Action Index is 30, up from 29 a month earlier, and Altos also labels this a slight seller's advantage. Price reductions appear on 46% of condo listings. That does not erase the overall market classification, but it is a useful reminder that sellers cannot assume every property will move quickly at its original asking price.


For buyers, I would use this snapshot to guide a closer look at competing listings, pricing history, and comparable sales. A citywide index does not tell us what a particular seller will accept. For sellers, I would build the pricing strategy around your property's location, condition, features, and competition rather than the citywide median alone.


These are asking-price statistics, not closed-sale values. The share of listings with price reductions is not a percentage drop in Redmond home values, and median asking prices can change as the mix of available properties changes.
