Bothell Market Update: Houses and Condos Need Different Pricing Strategies

When I help clients navigate Bothell, I look at houses and condos separately. This week's Altos snapshot gives houses a slight seller's advantage and condos a slight buyer's advantage. Neither label tells the whole story for an individual property.
Bothell houses have a median asking price of $1,130,000, with 276 listings available and a median of 63 days on market. The Market Action Index is 32, unchanged from a month earlier. Altos labels that a slight seller's advantage, yet 54% of house listings have had price reductions. That makes thoughtful pricing important even when the broader index favors sellers slightly.
Bothell condos have a median asking price of $650,000. Inventory is 163 listings, and the median time on market is 70 days. The Market Action Index is 29, also unchanged from a month earlier, with a slight buyer's advantage. Price reductions appear on 44% of condo listings.
For buyers, I would compare competing properties, pricing history, condition, and recent comparable sales before deciding how to structure an offer. A citywide market label does not guarantee negotiating room on every listing. For sellers, I would use those same details to build a realistic pricing and presentation strategy.
These figures describe the asking-price market, not closed-sale values. Saying that 54% of house listings had reductions does not mean house values fell 54%. Median asking prices can also shift as the mix of available homes changes.
