Bellevue Market Update: Houses and Condos Tell Different Stories

When I help clients evaluate Bellevue, I separate houses from condos. This week's Altos reports show why: houses have a slight seller's advantage, while condos have a slight buyer's advantage. Neither category points to a dramatic imbalance, so the details of an individual property still matter.
For Bellevue houses, the median asking price is $2,388,000, with 341 listings in inventory and a median of 84 days on market. The Market Action Index is 30, down from 31 a month earlier. Altos labels that a slight seller's advantage, but 31% of listings have had price reductions. Sellers still need to price thoughtfully, and buyers should look closely at comparable properties rather than assume every listing will attract the same competition.
For Bellevue condos, the median asking price is $738,500. Inventory is 258 listings, and median time on market is 70 days. The Market Action Index is 28, up from 27 a month earlier, with a slight buyer's advantage. Price reductions appear on 33% of listings. For buyers, that makes it worth comparing available options and looking at each property's pricing history. For sellers, presentation and a realistic asking price remain important.
These numbers are a starting point, not a valuation of your home. Median asking prices can change as the mix of listings changes. And when I say 31% or 33% of listings had price reductions, that does not mean Bellevue home values fell by those percentages.
