Buying on the Seattle Eastside Before You Move: A Practical Checklist

Buying before you arrive can reduce the number of moves, but it also means making decisions with less firsthand knowledge of the area. I would separate what can be researched remotely from what needs an in-person check, professional inspection or a confirmed transaction plan. Buying remotely is an option, not automatically the best approach.

Compare buying now with temporary housing

Write out both timelines. Buying before arrival may offer a known destination, but financing, closing and possession must line up with your move. Temporary housing adds expense and another move, yet can give you time to learn the area. Evaluate both against your actual schedule, available funds and tolerance for uncertainty. No plan eliminates transaction risk.

Tour beyond the camera frame

For a remote tour, request a consistent walk-through of the exterior, entry, rooms, storage and surroundings. Ask what is not visible in photos, including noise, odors, condition concerns or access limitations. A video tour is not a substitute for an independent inspection. If possible, arrange a visit before the deadline for decisions that matter to you.

Check the address, not just the city

Use local guides to shortlist locations, then verify the property-specific details: travel routes, school assignments if relevant, utilities, HOA obligations, parking, maintenance and documents. Do not infer those answers from the listing headline. Use current transit information rather than an old travel estimate.

Confirm the closing logistics early

Ask your lender and closing team which documents, identification, signing arrangements and deadlines apply to your transaction. Do not assume every document can be signed remotely or that a change in location will have no effect on financing. Confirm how possession, keys and your arrival will be coordinated. If your schedule changes, discuss the available options before relying on an unapproved plan.

Protect the payment process

Use independently verified contact information when checking payment instructions with the closing team. Treat an unexpected change in instructions as a reason to stop and verify, not as proof that the new instructions are valid. Never publish transaction or banking details in a public message.

Use a written decision list

Record what you have verified, what remains unknown, who is responsible for each answer and when you must decide. Keep separate lists for property condition, financing and moving logistics.
